Congratulations on finding the house you plan to make your home!

The home inspection is focused on educating you about the conditions of the property you have chosen.  So, it is important that you participate in the inspection, which typically takes 2-3 hours.

Most of your inspection will be related to maintenance recommendations and minor concerns.  However, the issues that really matter will fall into one of four categories:

1.  Safety hazards, such as an exposed, live wire.
2.  Major defects:  An example of this would be a structural failure.
3.  Things that lead to major defects: a roof-flashing leak, for example.
4.  Things that may hinder your ability to finance, legally occupy or insure the home.
Findings in these categories should be discussed.  Often, even these types of concerns can be inexpensively corrected.

I will provide you with a comprehensive summary at the conclusion of the inspection and with a detailed report the next day.

Your time with me, the summary and the detailed report will provide you with the information that you need to complete those remaining tasks to becoming a homeowner.
